|Recommended: YesFor my first apartment, its amazing — I love living here- i just know that they can do better for what we pay Many neighbors dont clean up after their dogs - the community center usually is a mess - not office fault but the upkeep can be alot better. There could be more perks. Overall, I love it. I can hear the cars if they are loud enough as well as the people across the lot if they are yelling but i am on 3rd floor and i love being able to see everything.

|Recommended: YesNot perfect but best apartment I've stayed at in Wilmington — This is now my 4th rental apartment house community in Wilmington and by far the best. Great staff and maintenance, great updated apartments, easy parking, quick and easy move-in experience, first two months rent-free. Only problems include a decent amount of bugs and loud upstairs neighbors. Otherwise, especially compared to past places I've lived, it's been awesome

|Recommended: NoGreat location but few issues... — Location is great Apartment is nice but the only real drawback is timely response from front office. When I first moved in the front office was very helpful then when management changed it went downhill. Extremely slow to return phone calls and do maintenance repairs. I think there is a disconnect between front office and maintenance. Front office NEVER answers the phone and you may or may not get a return call if you leave a message. It is very time consuming to get anything done.

|Recommended: YesAffordable, Convenient Location, Great Amenities, Knowledge and Friendly Staff — I’ve lived here at Abbotts Run for two years and recently signed on for my third. Rent prices here are reasonable and affordable compared to other apartments here in Wilmington, which is important to me, since I live on a fixed income. I moved into my apartment with a newly renovated bathroom, including a stackable washer dryer, and vanity. I only wish the shower had also been replaced as its very worn, cracked and dated. The kitchen is complete with new appliances, cabinets and countertops which were done sloppily, as well as the bathroom vanity . There’s new bedroom carpet and the remainder, nice wood-like flooring. Downtown Wilmington is about 5 miles to the west and beautiful Wrightsville Beach about 5 miles to the east It is convenient to stores, such as a Super Walmart, Target, Food Lion, and within 1 2 mile walking distance to fast food places such as McDonald’s, Bojangles’ and Chic-fil-A. Also, there are twenty or more dine-in restaurants, all within a one mile radius of Abbotts Run The down side. My concerns are mainly with 1 The appearance of my hallway - it could be kept cleaner, especially the walls which should be cleaned and painted more often. And the concrete floors which are cracked and full of stains. 2 Not a reflection in any way of our staff, but presently there are, and have been in the past, neighbors that are noisy and inconsiderate, who argue, yell and bang around in their apartments AND out in the hallways at all hours of the day and night I personally have never called the authorities but they make frequent visits to the same apartment s . 3 The pool- I’ve heard more than one neighbor complain that most days there are unsupervised children under the age of twelve- playing, swimming and misbehaving, without a parent in sight. I don’t believe that lifeguards are employed by Abbotts Run, leaving it the sole responsibility of the parents. I can’t imagine anyone consciously allowing an underage child to swim there unattended and what a tragedy beyond words it would be if one of them were injured or, heaven forbid, actually drowned It can’t be left up to the parents. Management needs to step up to the plate and enforce the rules they made by at the very least, from imposing strict fines, to expelling whole families for part or all of the pool season. That’s enough of the “down side”. Now, on to the “Amenities” that are offered here. I am handicapped, so I don't really use the amenities, such as the pool, 24 hour gym, and volleyball court. There are tanning beds which are free to tenants. Outside there are picnic areas with B-B-Q grills and a heated sitting area. I don’t know if they still have their monthly socials but I’ve been to a few and they’re nice and always include a meal “on the house “. The community clubhouse is up-to-date, with television sets and wi-fi stations, free beverages are available. It’s kept clean, nicely decorated, and a pleasant area to spend time in. Whenever I have submitted a maintenance request they have responded -every time- within 24 hours and the problem is resolved in a timely manner, thanks to our top notch Maintenance Supervisor, Bryan He and his team have been quick to respond, knowledgeable, and friendly. The office staff is always friendly and addresses all of my concerns. I do ask a lot of them but they are always accommodating and go out of their way to help me whenever I need assistance. Especially Mandy, our Assistant Property Manager. She is so knowledgeable, friendly, patient and goes the extra mile for me. She’s a keeper We have a new Property Manager who’s name is Heather. I’ve spoken with her on the phone but it may be a while before we get to meet her in person, thanks to the COVID-19 virus which, unfortunately has yet to reach its peak. I recommend renting at Abbotts Run apartments because it’s affordable, great amenities, a convenient location, equipped with a knowledgeable and friendly staff who care about their residents.

|Recommended: YesAbbott’s Run — Great place, parking could be better, not sure if it’s the amount of tenants or their guest but sometimes it seems like there is no parking outside my apartment. The tenant above me you can hear their every. Only tenant that I can hear I’ve had multiple issues with them.
|Recommended: YesEight out of ten, maintenance personnel are outstanding, getting to know staff members better. — Apartments and facilities are very well kept, a little pricey, but I can manage. Neighbors are seldom seen, cannot compare to other apartments, I lived in a house which I owned before moving here.
